Roof Tile Class Action Lawsuit
A neighbor sent me this email.
“Our home … on Pueblo Vista recently had a roof leak. The roofer that repaired the leak told me that he has repaired numerous roof leaks on our street. He told me that the roofing tiles were not installed well by the builder. He said that the nails used to position the tiles were not long enough, and the tile frequently slide down out of place. The movement of the tiles allows for the leaks.
He also said that there is a class action lawsuit for the Monier tiles used on our homes. Apparently, the tiles were advertised to not fade or discolor for 50 years. They were also claimed to be maintenance free for 50 years. The class action awards up to $3700 per home for the tiles.”

Note the claim form says we must show some documentation of the 50 year warranties. I have checked my original documentation and I cannot find anything. Please let me know if you have any such documentation. We could contact Kaufmann and Broad to see if they have such documentation.
Free HOA Documents May Cost When You Sell
An article in the Union-Tribune (February 24, 2018) points out that without planning, you may end up paying for HOA documents that could be free when you sell your house (or condo). I have scanned the article and included here as a pdf.
Landscape Guidelines from Westwood ARC – July 2017
All changes to the architecture or landscaping of your home must be approved by the Westwood Homeowner’s Association (oversees all HOAs in the Westwood area of RB). There has been some confusion about landscape criteria. I asked the director of the Westwood ARC, Reed Reichert, if he would provide the guidelines they use to approve all landscaping plans. This is a link to the criteria he provided in an email.
New Address Law for Absentee Owners
The Business Section of the San Diego Union-Tribune has a weekly column for Home Owner’s Associations. The February 4, 2017, edition discusses the new law requiring absentee owners to notify the HOA of the owner’s address on an annual basis. There is also a provision for email addresses. See here.
Rattlesnakes
All –
A few days ago (about 11/29/16) the residents at 17965 Pueblo Vista found a baby rattlesnake in their yard. Where there is one baby, there are more, plus the mother. Be careful in your yards, especially near the canyon.
