2022 Reserve Study
A reserve study is an in-depth analysis and on-site inspection of an association’s assets. A detailed study is conducted every three years, with updates each year between. The study is used to assess the condition and quality of the long term budget. To review the study you will need the password provided in the homeowner’s November 2022 letter. Associa 2022 Rates for Services
12/7/21 – Our management company, Associa – N.N. Jaeschke, Inc., publishes their rates for their services for the next year annually. Their rates are detailed in the letter below.
HOA Reserve Funds Need To Be Sufficient
The weekly HOA article in the Union-Tribune (6/6/20) stresses that a good reserve fund is a critical component of a healthy HOA. Without one, HOAs are less able to handle emergencies. Further, a good fund drives the value of your residence higher and better promotes its sale. You can review the article here.

HOA boards are collaborative of necessity
Often organizations are hierarchical, HOA boards must be collaborative. The goal is to reach a consensus in the best interest of the homeowners. An article in the Union-Tribune from March 14, 2020, discusses the differences between collaborative and hierarchical approaches. Read the article here.
Open meetings are not really open!
The Saturday HOA article in the Union Tribune of January 25, 2020, points out that only members are permitted to attend open meetings – not tenants, not family members of owners, not representatives of owners. Generally our HOA does not object, but reserves the right to ask them to leave. See article here.
Being a good neighbor begins with civility and courtesy
The Union-Tribune had a good article (1/4/20) reminding us that when living with neighbors, in an HOA in particular, we need to observe certain behaviors to live peacefully. The article frames it as new year’s resolutions – I see it as a reminder that we are all human. Read it here.
You can provide consent to have HOA deliver notices, etc., by email
This Union-Tribune article contains information on documentation openness regarding the operational and reserve accounts, and delivery of HOA notices and documents. Documents such as the Annual Budget Report can be delivered to the homeowner by email, instead of mail, with written consent (email ok here, too). For more information, read the article here.
